Access Statement For Middle Carr Farm

 

Introduction

Our farm is a Grade II listed building set on a hillside with panoramic views overlooking the Rossendale Valley.  We offer three guest rooms, one with en suite and two with a dedicated bathroom.  These rooms are located on the first floor and accessed by 13 steps.
The following statement is a summary of our provision.  If you have any specific questions please feel free to call us and we will endeavour to help.  
 

Pre-Arrival
 
• We are located 200 yards along a farm track.  Our location is peaceful and fairly remote and is not ideally suited to those travelling without transport.
• The nearest shop is a Tesco superstore open 24 hours which is a 1/3rd of a mile away.
• The nearest town is 3 minutes away by car and approximately 15 minutes walking.
• The nearest bus station is in the centre of Rawtenstall, 1 mile away and a taxi would have to be taken.
• The nearest railway stations are approximately 8 miles away in, Accrington, Blackburn and Burnley.
• We have a cat and therefore regret that we are unable to accommodate any pets.
• Menus can be provided in large print if required.  We regret we do not have facilities to prepare documents in braille.

Arrival & Car Parking Facilities
 
• Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
• To ensure your accommodation is ready we ask that guests do not normally arrive before 3pm.  Earlier arrival may, however be possible by arrrangement.
• Parking is on a level block paved area directly in front of the main entrance, with ample room for all cars.
• We offer assistance with luggage.

 

Main Entrance & Reception
 
• There is one step into the flagged entrance porch, where there is a wooden bench and a coat/umbrella stand for the use of guests.  Walking boots can be left in this area.
• There is one step into the main hallway which is reduced in width to 26" owing to the position of an item of furniture.
• There are fitted carpets throughout the ground floor.

 

Public Areas - General (Internal)
 
• The hallway leads to the guest lounge and dining room.
• We have three guest bedrooms which are all on the first floor accessed by 13 carpeted steps (please see section "Bedrooms" for more information).
• The farm is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements.

 

Public Areas - WC
 
• One bedroom is an en suite and the other two have a dedicated bathroom. There is a separate toilet and wash basin on the ground floor for guest use. 

    

 

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe
 
• Guests are welcome to use the lounge at any time.
• The lounge has a three seater settee and two large matching chairs. The room has a television and a DVD player, radio and freeview. 
• The lounge/dining room is carpeted and has a living flame gas fire.
• Breakfast is served in the dining room which is located through the stone archway from the lounge area.

 

Laundry
 
• Laundry bags in all rooms.

  Washing and ironing can be arranged.

Outdoor Facilities
 
• We have a large garden to the side of the house with a lawn, flower beds, pond with water feature and a patio area with a wooden bench.
• Guests are very welcome to enjoy our garden at all times.
• Sun loungers and garden chairs are available for guests.
• Access to the garden is via three steps and a further two steps to the patio area.
• The garden is slightly sloping and access may be difficult for people with limited mobility.
• The pond is approximately two feet deep and children would need to be supervised at all times.
• We also have a patio area to the rear of the property which is accessed via three large stone steps which again may be difficult for people with limited mobility.
• A garden bench is available for guests on the patio area.
• All areas around the farm can be lit at night.
• We provide a secure lock up for cycles.

Bedrooms
 
• All bedrooms are located on the first floor and are carpeted throughout.
• We provide a hair dryer, radio alarm clock and television.
• Tea and coffee facilities are provided.
• Two rooms are  -  double

  One room is       -  twin 

 All are made up with duvets. Blankets are available if preferred.
• There is a wardrobe,  bedside cabinets and a dressing table in each room. • There is a folder in each bedroom which contains further information about the farm, places of local interest, eating places and details of emergency contacts including doctors and hospitals.
• All bedrooms have mains interconnected smoke alarms with battery back up.
• Bedroom 1 (En suite) is the 4th door on the right off the landing. This room has a 4' 6" double bed with access from both sides.
• Bedroom 2 (Dedicated bathroom) is the 3rd door on the right off the landing. This room has a 4' 6" double bed with access from both sides.

  Bedroom 3 (Dedicated bathroom) is the only door on the left of the landing.

This room has two 3' single beds with access from both sides.

Bathroom, Shower-room & WC [Ensuite or Shared]
 
• En suite  -    Consists of shower cubicle with electric shower, bath, WC and wash basin. Floor surface is tiled. Mats available.
• Dedicated  - Consists of shower cubicle with a jet and steam shower, jucuzzi bath, WC and wash basin. Floor surface is tiled.  Mats are available.

Additional Information
 
• There are two smoke alarms, one at the top of each stair case which are mains interconnected with battery back up to all bedrooms.
• Please advise on arrival if you have a hearing impairment so in the event of the alarm sounding we will provide the necessary assistance.
• The building can be evacuated via two staircases using either the front main entrance or two rear doors.
• If assistance is required during the night please press the bell located on the landing to the left of the second door on the right. This will be shown to guests on arrival.
• We do not permit smoking in the house but you may smoke outside.  Please request an ashtray.
• We are happy to cater for special diets.  Please advise us of these before your arrival.
• We are happy to refrigerate any medication or dietary foods.
• Mobile phone reception is generally good.
